It’s difficult to believe, we know, but the end of the year is now getting close. This means that the high-activity period of the Spring property market is also coming to a close, as the real estate market tends to enter a quieter period from just before Christmas until part of the way through January.
Whilst most people tend to put their property plans on hold over the holiday period, the coming weeks are actually a very important period if you are considering putting your property on the market early in 2019.
Whilst some people may well be planning on getting their property ready for sale over the holiday period, another form of preparation that many home sellers overlook at this time of year is ensuring that that you have all of your paperwork ready prior to the Christmas break. For example, if you are planning on putting your property on the market early next year, as a bare minimum you will need to have a ‘Section 32 Vendor’s Statement’ prepared detailing a number of important facts about your property for the buyers. Keep in mind that your buyers can’t actually sign a written offer for your property until they have seen this document. If an auction campaign is an option for you, you will also need formal auction contracts prepared.
The potential hurdle in all of this is that most conveyancers and solicitors offices tend to close down shortly before Christmas, whilst many will not reopen until well into January. This can also affect many of the sources of information that provide the details for the Vendor’s Statement, such as your Council offices. With this in mind, it can save you a lot of time and stress if you arrange to have this documentation completed before everyone goes on holidays.
